Backed by the experience of a successful 35-year professional career, including prominent positions in both the tourism and real estate sectors, Juan Jesús Martínez Villa has now initiated a new business venture with the establishment of Tuscany Realty Group, based in Marbella. This newly-launched real estate marketing and sales company (with Juan Jesús at the helm as chairman) is starting to roll with two major projects developed by Exxacon Smart Living, a highly respected and well-established company that has been operating throughout the Costa del Sol for 19 years.
Both projects are located in privileged areas on the Costa del Sol, also popularly known as the Costa del Golf. One is situated next to the famous Finca Cortesín golf resort and is called Las Terrazas de Cortesín Bon Air; and the other development, Golden View, is in the Bahía de las Rocas urbanisation in Manilva (bordering Sotogrande). The Tuscany Realty Group chairman provides descriptions here of the two real estate developments, which both enjoy an exceptional location, magnificent panoramic views and extraordinary features…

These luxurious homes enjoy stunning views over the sea and the prestigious resort’s golf course. Their prices range from €320,000 for two-bedroom and €385,000 for three-bedroom apartments to €690,000 for three-bedroom penthouses.
Golden View is a project of 49 townhouses, featuring a minimalist and contemporary design, in the Bahía de las Rocas urbanisation. A first phase of 33 three-bedroom houses has just been launched, on an elevated plot with spectacular views of the sea, the Rock of Gibraltar and the coast of Morocco. Exceptional vistas for contemplating two continents and three countries in an absolutely privileged environment.
The orientation is the finest available and the most in demand among homebuyers, south/south-west, the features are superb, and there is the option of personalising each property to the individual client’s tastes. Prices range from €240,000 to €465,000, the latter being the largest home, with a 205 square metre garden. The average range is between €320,000 and €330,000.
Tuscany has just begun marketing both projects off-plan, and sales expectations are extremely promising, according to Juan Jesús Martínez Villa. "It's a good time to buy, because the Costa del Sol is a unique destination from a tourist or holiday point of view, as well as from a residential point of view. I believe that no destination, anywhere in the world, is comparable to the Costa del Sol."
"Real estate market prices are still attractive if we compare them with other comparable destinations." He also cites, as added advantages "the quality of life, the profitability that a buyer can obtain via resale, or long or short-term rentals, or simply the enjoyment of a second home. Depending on where they buy it — because logically it is important to know what is the most appropriate project, if it is well situated, and if it has a good relationship between quality and price — they will end up with a property that increases in value."
“That this is a good moment to buy real estate," he adds, "is also evidenced by the fact that throughout the Costa del Sol there are more than 300 projects at different stages of development and marketing, and that demand is still strong."
Juan Jesús Martínez Villa stresses that the aforementioned projects that Tuscany is marketing are not the only ones related to golf: many others by the same developer, Exxacon, have a direct relationship with golf, whether it is because of their frontline location or their proximity to several golf courses. In this respect he mentions Las Terrazas de Cortesín I and II, Las Terrazas de Cortesín Seaviews, Terrazas de Atalaya, El Mirador del Golf (Estepona Golf) and La Cala Fairways.
Successful Experience
Juan Jesús Martínez Villa has a degree in business and tourism activities, an MBA in tourism business management and a master's degree in tourism planning and management, with access to this specialist field’s doctorate. He spent a large part of his professional career in the tourism sector, taking on positions of great relevance including director of tourism promotion for the official organisational company of the Universal Exhibition in Sevilla (Expo'92), and commercial director and sales director of companies that regenerated the exhibition’s assets, such as Partecsa and Parque Isla Mágica.
He later held a position of maximum governmental responsibility as managing director of Andalucian Tourism’s public company, incorporated within the regional government’s ministry of tourism and sport, where he was specifically in charge of Andalucian tourism promotion throughout the world, and led a team of more than 140 people and oversaw an annual budget of €50 million.
From 2000, and as general manager of the FM Consulting Group in Marbella, he managed real estate developments throughout the Costa del Sol. In 2007 he took on a new challenge as general manager of the Lábaro Group’s international division and, later as deputy chairman of Fortalia Investment Group, implementing the group's internationalisation policies and strategies in countries such as Poland, Bulgaria, Romania, Germany, Latvia, Portugal and Mexico.
He also worked closely with the mayor of Estepona as a tourism advisor, and he collaborates as an advisor and consultant for tourism and real estate investments — at an international level with investors and developers — through his company Altair Group. In addition, he has been a member of the board of directors of You Brasil Property Partners V, creating investment funds for real estate projects in Brazil.
In 2013 he rejoined the FM Consulting Group and he actively participates as executive director of business development in the start-up and management of two new business ventures, in one of the world’s most exclusive and luxurious resorts, the Caribbean, at Cap Cana in the Dominican Republic.
From 2015 until December 2018 he served as vice president of business development at FM Consulting, leading the management team that marketed and sold various real estate projects on the Costa del Sol; and he has implemented marketing and commercial strategies for the creation of a network of collaborators at an international level, as well as strategies to attract investors in markets such as the United Arab Emirates, Saudi Arabia, Qatar, Oman and Kuwait.
